Governors, Saint Andrews, Crown and Ridgeview villages
Wood fascia and rafter tails define the 1960s and 1970s villages along El Dorado Hills Boulevard. Their lots drop away behind the house under mature blue and live oak. Fascia repair per foot comes first, then the gutter. Downspouts that dumped at the downhill foundation for decades need a route to daylight. Cleaning access under the canopy decides the guard.
Lake Forest villages
Off Francisco Drive above Folsom Lake, Waterford, The Summit, Green Valley Hills, Winterhaven, Marina Woods and Windsor Point sit on the ridges. Stonebriar and Highland View
Stonebriar is one of the stucco-era HOA villages south of the freeway west of Latrobe Road, and Highland View is among the villages that followed the originals. Both have second-story walls rising from lower roofs, so a lower gutter takes the upper roof's water at one spot. Inside-corner overflow there stains the stucco below. Add an outlet at that corner and fix the kickout flashing above it in the same visit.

Sun, rain, trees and site conditions

El Dorado Hills sits in Title 24 climate zone 12 at about 770 feet. Its ridges above Folsom Lake and Highway 50 catch more rain than the valley floor's roughly 18 inches, most of it in atmospheric-river storms between November and March. A big tile roof sheds a lot of water in a hard hour, and hip roofs push it into a few inside corners. Ridge wind blows rain past the gutter lip on the exposed side. Size the runs from roof area per outlet, and hang the exposed side for wind.

Blue oak drops leaves and acorns in the fall, interior live oak sheds in the spring, and gray pine needles come down all year. A gutter under the older villages' canopy is never clear for long. Size each run from its contributing roof area, pitch, valleys, outlets, and downspouts. A 6-inch profile can be appropriate in some configurations, but neither a two-story house nor tile alone proves that 5-inch gutters are undersized. Ask the bidder to explain the cause of any overflow and compare an outlet or pitch correction with a wider system replacement.

Which gutter guard works under the oaks here?

Micro-mesh, in most cases. Blue oaks drop leaves and acorns in fall, live oaks shed old leaves in spring, and gray pine needles come down year-round, and the needles and the fine litter pass straight through a perforated screen and mat in the outlet. A stainless micro-mesh keeps all of it on top where wind and rain move it off. Under blue oaks alone a screen is enough and costs less. Reverse-curve hoods overshoot in the ridge-top storms and are not recommended here. No guard makes a gutter maintenance-free; the estimate names the guard and the cleaning it still needs, which under heavy oak canopy is usually a brush-off in late fall and a check of the outlets.

Where should the downspouts go on a hillside lot?

Plan a suitable discharge route from the actual slope and drainage conditions. Depending on the site, that can involve a surface extension, a swale, or a suitable tested drainage connection, with required approvals. Avoid sending water back toward the house or onto another property. Keep underground or grading work distinct from the gutter installation instead of assuming every hillside lot requires a street connection.

Can gutters go on my Lake Hills house that never had them?

Adding gutters may be feasible, but assess the roof edge, attachment surface, structural condition, access, and discharge route first. Coordinate the selected assembly with any applicable county and architectural requirements. A house without existing gutters does not automatically need fascia reconstruction or underground drainage; those items should follow the inspection and site plan.

Should I replace the gutters when the tile roof is relaid?
